We’re working with the Highwood Group on the first affordable and private ownership homes to be built on North Stoneham Park in Eastleigh. The site, which this week received secured detailed planning for the first 560 dwellings, is part of the Eastleigh Borough Local Plan for a residential, mixed-use development. The new homes will be built on 120 acres of land set on the outskirts of Eastleigh within an area bordered by Chestnut Avenue, Stoneham Lane and Home Wood. Plans to develop this beacon new community of mixed tenure homes have been overwhelmingly backed by Eastleigh and Test Valley Borough Councils who share the administrative boundary on which the land sits.
Mike Shepherd, Director of Development at VIVID said: “This is a significant development for VIVID, based in the heart of Hampshire, our key area of operations. We’re delighted to be working with Highwood and Eastleigh Borough Council to deliver these new homes on this notable development for the town.
As a strong regional housing association with a clearly defined social purpose to build more homes and make them affordable for everyone, we plan to build at least 1,200 new homes a year across all tenures, making us major builder of new homes amongst UK housing associations.”
The site was identified in Eastleigh Borough Council’s Pre-Submission Local Plan 2011-29 and allocated as a strategic location for development to include housing and associated facilities and services. The new homes are part of a wider plan to answer the issue of a shortfall in the Council's five-year housing land supply, and will provide 1,100 new homes in total. These will include affordable housing, a care village comprising of a 60-bed care home, plus assisted and independent living units, a primary school, nursery, community centre, retail units and a brand new sports hub that will enhance the town’s residential and leisure resources.
Eastleigh Borough Council Chief Executive, Nick Tustian, said: “This exciting development of a new community will see enhanced facilities for all Eastleigh residents with great improvements to parts of the historic park and restoration of historic buildings. More people than ever before will be able to have access to this land and understand the historic value with its restoration. It will also provide a mix of much needed housing including social rented and shared ownership housing helping local people to be able to have a home of their own.”
Beautiful landscaped public open spaces, green infrastructure and ecologically sensitive habitats will be created as part of the scheme. There are additional plans to upgrade local highway junctions, create a new road to serve the development and ease the traffic flows on Stoneham Lane and the M27 junctions.
We’re in contract with Highwood to build the first homes comprising affordable rent, shared ownership and some to be sold on the open market.
Land Director at Highwood, Simon Beech, said: “We are delighted to be working alongside VIVID on this landmark site. Our joint vision for North Stoneham Park is one of quality and we look forward to starting on site in August 2017.”
The first phase is due to be completed by 2023, and will be developed over three phases, with Highwood as our main contractor.
